Working with accredited brokers

Charity Bank works with accredited Australian finance brokers who hold the professional standards and credit authorisations their work requires, and who understand the organisations we lend to.

Accredited brokers and specialist lenders work closely together with the aim of supporting Australian organisations with the finance they need to thrive.

What loans is Charity Bank looking for?

We lend to:

1. Charities and organisations with a recognised social model and purpose, including registered community housing providers.

2. Impact-led private businesses operating in the following sectors:

Housing Sector

Focus on providing high-quality affordable social and community housing.

Health and Social Care

Including supported living, adults with disabilities, and aged care.

Children’s Care

Investment in children’s residential care homes, large foster homes, and related services.

Environmental Initiatives

Projects related to climate change mitigation, such as retrofitting buildings to reduce carbon emissions and biodiversity net gain.

Our Key Lending Criteria

We consider residential and commercial projects of every size, and can work alongside other social lenders on the larger ones.

Secured against commercial or residential property. Non-speculative development is considered.

Organisations must be able to demonstrate high social impact and additionality — beyond affordable housing alone.

Refinancing, property purchases, ‘rent to mortgage’, development finance, refurbishments and extensions, energy efficiency improvements, and cashflow.

Please note we do not lend to individuals, even for a social purpose.

Daniel Nguyen

Director of Lending

Daniel has worked in secured lending for two decades, most of it with charities, community housing providers and social enterprises. He leads the relationship managers who take a loan from a first conversation through to drawdown.

“No two organisations we lend to are structured the same way. Our job is to understand yours properly before we suggest anything at all.”

Liam McCarthy

Head of Impact

Liam measures and reports what the bank's lending actually changes, and works with borrowers on the social outcomes behind each project. He previously ran evaluation for a national community services network.

“Impact is not a nice paragraph at the back of a report. We collect the evidence, we publish it, and we let it steer where we lend next.”

Chief Risk Officer

Aisha Hussein

Chief Risk Officer

Aisha oversees credit, operational and conduct risk across the bank and is the team's link to APRA and ASIC. She spent years in prudential supervision before moving to the other side of the table.

“Good risk management is not about saying no. It is about being honest early, so that a loan still works for the borrower in five years' time.”

“Charity Bank Australia asked about the people we house before they asked about the buildings. No other lender started the conversation there.”
